Welcome! Main house built in 1886 has 8 bedrooms, 5 1/2 bath with 9 fireplaces, original stained glass windows & wood paneling. Architectural details include original pressed tin ceilings and 3 finished levels, with a formal entry and stairway, with a small servants' wing and separate 2 story servant stairway.

Huge formal entry with wood paneling/floors and massive staircase has a walk-in safe-- a secret room with brick walls. The property includes a smaller 1860s 2 story cottage on 5 acres. Large front, side and back yards feature beautiful lawns, with a parcel of woods in the back. House also has a study, drawing room, dining room, butler's pantry, kitchen and several other rooms that will be converted to a library and formal Victorian lounge. Some areas are furnished, most will be by 2018.

Ample street parking, and room for crew parking & generator behind the house. The property is undergoing renovations and currently perfect for horror/suspense-- a huge basement with spooky antique furnace, forest with tall trees, some beautiful Victorian sections, some abandoned/disaster (separate areas that close off), and a historic 1850s grave-- this location that already comes with a dead body. 🙂 The property includes two houses, each has multiple stories and many bedrooms, perfect for cheating multiple locations.

In late 2018 the interior will have been restored to its former glory in an opulent Victorian style with a library, opium den, study, drawing room, formal dining room, etc. The location is 75 miles from a major city/airport [both Buffalo & Rochester] and a 5 hour drive from both NYC and Philadelphia. Please see website for more details, photos and vendor/local info. Will work with your budget, if you're not sure you can afford it, please ask. Open to doing flat fees and reserving the whole property, owner has worked in film for 20 years and understands production's needs. Insurance cert is a must.

Originally named "Sunnycroft", the main house is based on the original Sunnycroft manor in England. Designed by Harvey Ellis, built in Arts & Crafts style with many original features intact.

Gorgeous wood paneling, stained glass, fireplaces with original tile, pocket doors, pressed tin ceilings, serving pantry, walk-in safe that is now a secret room, two separate staircases with landings, big sunny porches.. all the features you'd expect in a massive Victorian house.

Ample street parking on wide streets. No overnight parking by city ordinance-- must arrange with city. Crew parking behind house for 15-20 cars and generator. No trucks behind house-- cars, SUVs and pickup trucks only. Cube trucks and semis must park on street.
